AC Maintenance in Sarasota That Prevents Summer Breakdowns
Routine air conditioner tune-ups in Sarasota are the cheapest insurance you can buy against a dead system in August. A proper tune-up takes about an hour, finds the weak parts before they fail, and clears the drain line that causes more summer breakdowns than anything else.
- Drain line flushed every visit
- Capacitors and electrics tested
- Written report with photos
- Spring and fall scheduling
Tell us what is happening and a local dispatcher will confirm your visit. Most calls get a same day visit.

What Our AC Tune-Up in Sarasota Covers
Some companies call a filter change and a quick look a tune-up. Ours is a full check of the system, and you get a written report of what we measured at the end.
16 point checklist
Spring and fallTwo tune-ups a year for Florida systems
- Condensate drain line flushed and treated against algae
- Float switch tested so it shuts down before water overflows
- Capacitors tested against their rating
- Contactor checked for pitting and wear
- Electrical connections tightened
- Compressor and fan motor amp draw measured
- Refrigerant pressures and temperatures checked
- Temperature split across the indoor coil measured
- Outdoor coil rinsed and fins straightened
- Indoor coil inspected for dirt and mildew
- Blower wheel and motor inspected
- Filter replaced or cleaned
- Thermostat operation and settings checked
- Duct connections at the air handler checked for leaks
- Heat strips or heat pump heating mode tested
- Safety controls tested
If we find something worn, we show you a photo and tell you how urgent it is. We’ll never replace a part during a tune-up without asking first. If you’d rather wait, we’ll note it on the report and check it again next visit.
Why Twice a Year in Florida
Up north, one service a year is often enough. Here, the system runs most of the year and the humidity never really lets up. Our advice for Sarasota homes:
- Spring (March to May) before the heavy cooling season. This is the visit that catches weak capacitors and clogged drain lines before the first 95 degree week.
- Fall (October to November) after the worst of the summer. We clean up the damage of five months of hard running and check the heating side before the first cold front.
Most manufacturers also require yearly professional maintenance to keep the parts warranty valid. Keep your reports. If a claim comes up, they’re your proof.

Maintenance Plans
If you’d rather not remember to book, our maintenance plan takes care of it. Plan members get:
Two visits a year
We call you in spring and fall to schedule. You don’t have to keep track.
Priority booking
When the summer rush hits and you need a repair, plan members go to the front of the line.
Repair discount
A reduced price on any repairs between visits.
One record of your system
Every reading from every visit, so we can spot a part getting weaker over time.
Ask about the plan when you book your first tune-up. It covers heat pumps, standard split systems and ductless mini splits.
What You Can Do Between Visits
A few small habits make a real difference to how your system copes with a Sarasota summer:
Change the filter every one to three months
Monthly if you have pets or the house is near construction. A clogged filter is the number one cause of frozen coils.
Pour a cup of white vinegar down the drain line
Every couple of months, through the access port near the air handler. It slows algae growth.
Keep two feet clear around the outdoor unit
Trim back plants and keep grass clippings and mulch away from the coil.
Rinse the outdoor coil if you live near the water
Turn the power off first, then gently hose from the inside out with plain water. No pressure washer.
Watch the energy bill
A jump that isn’t explained by the weather often means the system is struggling.
When a Tune-Up Turns Up a Bigger Problem
Sometimes a maintenance visit finds a refrigerant leak, a failing compressor or a coil so corroded it isn’t worth saving. We’ll tell you plainly, give you the repair price, and if the system is near the end of its life, explain what replacing your AC in Sarasota would involve. You decide. If something fails between visits, our emergency AC repair line is open around the clock.
Dirty ducts and high humidity also put extra strain on the system. If your report flags either one, see our air duct cleaning in Sarasota and indoor air quality pages.
We service systems throughout Sarasota and nearby, from Sarasota neighborhoods to Bradenton and Palmetto. For anything that’s broken now rather than due a check, book an AC repair visit.

AC Maintenance Questions
How long does an AC unit last in Florida?
Usually 10 to 15 years. The long cooling season means more running hours than in most states, and salt air shortens the life of coastal units. Systems that get two tune-ups a year tend to reach the upper end of that range.
Are HVAC maintenance plans worth it?
For most Sarasota homes, yes. The plan pays for itself if it prevents one breakdown or catches one failing capacitor before it takes out the compressor. Priority booking also matters a lot in July, when everyone’s AC is under strain at once.
What should be included in HVAC maintenance?
At minimum: a drain line flush, electrical and capacitor testing, refrigerant pressure checks, coil inspection and cleaning, a filter change and a thermostat check. See the full checklist above. If a company can’t tell you what they test, ask before booking.
How do I clean my outside AC unit?
Switch off the power at the disconnect box next to the unit. Clear away leaves and debris, then rinse the coil with a garden hose from the inside out if you can reach, or from the outside at a gentle angle. Never use a pressure washer, which flattens the fins. Let it dry before switching the power back on.
How do I clean my AC drain line?
Find the access port on the drain line near the indoor air handler, usually a capped T fitting. Pour in a cup of white vinegar every couple of months. If the line is already blocked, it needs clearing with a wet vacuum from the outside end or a professional flush.
What is preventive HVAC maintenance?
It means servicing the system on a schedule, before anything breaks, instead of waiting for a fault. The goal is to catch worn parts and dirt build up early, when they’re cheap to fix.
