Lakewood Ranch AC Repair and Installation
Lakewood Ranch straddles the Sarasota and Manatee county line east of I-75, and most of its homes were built from the late 1990s onward. The early villages like Summerfield and Greenbrook now have systems reaching 15 to 25 years old, many of them original builder grade equipment. Many of them are due for AC replacement in the next few years. The newer villages around Waterside tend to have higher efficiency systems, and those mostly need regular maintenance and the occasional warranty repair. Larger two story homes often run two systems, and upstairs zones that never cool are a common complaint. ZIPs 34202, 34211 and 34240.

AC Repair on Siesta Key
Salt air is the main enemy of air conditioners on Siesta Key. Outdoor coils corrode from the inside of the fins out, and electrical connections in the condenser go green years before they would inland. Many units here sit on condo rooftops or tucked beside beach cottages, and some need a ladder or roof access to reach. We carry coastal rated parts, and on replacements we recommend coated coils. Island calls come over the Siesta Drive or Stickney Point Road bridges, so we build that into your arrival window. ZIP 34242.
Downtown Sarasota and Laurel Park
Downtown has two very different kinds of home. The high rise condos along the bayfront mostly use closet air handlers, and some towers run water source heat pumps tied into the building’s loop. Laurel Park, Towles Court and the streets around Burns Court are full of 1920s bungalows and cottages, many retrofitted with ductwork in tight crawl spaces or attics, or with ductless mini splits instead. We’re careful with older homes and plaster walls. ZIPs 34236 and 34237.
Air Conditioning Repair in Southgate and Gulf Gate
Southgate and Gulf Gate are mostly concrete block ranch homes from the 1950s and 60s, often with ductwork added long after they were built. Ducts in these attics tend to be old flex duct that has sagged or come apart, so poor airflow and rooms that never cool are common. Duct repair and sealing often fixes more than a new AC would. ZIPs 34239 and 34231.
The Meadows and Kensington Park
The Meadows is a deed restricted community of condos, villas and single family homes, much of it built in the 1970s and 80s. Condo associations here often have rules about where outdoor units can sit and what they look like, and we work within them. Nearby Kensington Park has mid century block homes with smaller systems that are often due for replacement. ZIP 34235.
AC Repair in Fruitville
Out along Fruitville Road toward the Celery Fields, you’ll find everything from older ranch homes on bigger lots to newer subdivisions east of I-75. Rural properties sometimes have long refrigerant runs or equipment set well away from the house. Lots of sun and few trees in the newer areas mean systems work hard in the afternoon. ZIPs 34232 and 34240.
Bee Ridge
The neighborhoods off Bee Ridge Road were mostly built in the 1970s through the 90s. Plenty of homes here still have their second or third system and original ductwork. Clogged drain lines, tired capacitors and leaky return plenums are the usual calls. ZIP 34233.
Palmer Ranch
Palmer Ranch is a planned community from the 1990s and 2000s, close to the Legacy Trail. Many homes are now on their first replacement cycle, and owners often ask about moving to a variable speed heat pump for better humidity control. HOA approval is usually needed for any change to the outdoor unit. ZIP 34238.
University Park
University Park is a gated golf community near University Parkway and I-75, right on the county line. Homes are larger, often with two or three systems and zoned ductwork, and owners expect neat, quiet work. Thermostat and zoning control issues are common here, alongside air quality work. ZIP 34201.
AC Repair on Longboat Key
Longboat Key is mostly condos and high end homes facing the Gulf or the bay, and salt exposure is serious. Condo buildings often have stacked condensers on the roof or in equipment rooms, with association rules on access and noise. Many owners are seasonal, so we set up thermostats to control humidity while the unit sits empty for the summer. ZIP 34228.
Lido Key, St. Armands and Bird Key
Across the John Ringling Causeway, Bird Key’s waterfront homes, the condos on Lido and the homes around St. Armands Circle all face the same salt air problem as the other keys. Corroded coils and contactors are the usual faults, and we recommend a fresh water rinse of the outdoor unit every few months between visits. ZIP 34236.
Osprey and Nokomis
South along US 41, Osprey and Nokomis mix older homes near Little Sarasota Bay with newer communities inland. Casey Key homes in Nokomis deal with the same salt exposure as the northern keys. ZIPs 34229, 34275 and 34274.

Service Area Questions
Do you charge extra to come out to the keys?
No. Siesta Key, Longboat Key, Lido and Bird Key are all part of our regular service area at the same rates. Island calls can take a little longer to reach when bridge traffic is heavy, and we allow for that in the arrival window.
Can you work within my HOA or condo association's rules?
Yes. We regularly work in deed restricted communities and condo buildings. If your association needs specs, insurance certificates or a written scope before the work, we’ll provide them.
I'm a seasonal resident. Can you look after my system while I'm away?
Yes. We can do a tune-up before you leave, set the thermostat to control humidity in an empty house, and schedule a check while you’re gone. It’s a common setup for seasonal homes on the keys.
